Holland House stands set back from the road on a wide southern stretch of Addison Road, behind a single mature lime that the construction phase was choreographed not to touch. The Victorian house that previously occupied the plot was, in the architect's words, "unrescuable"; what stands now is its full demolition and replacement, completed under a three-year consent with Royal Borough of Kensington & Chelsea.

The villa is one volume, four storeys, executed in honed Bath stone of a single hue, with bronze window frames recessed 240mm into the reveal. The forecourt is a single slab of the same stone; the rear elevation opens fully to a seventy-foot lawn through a six-leaf sliding glass wall. The interior is Chipperfield's own — lime-washed walls, a stone-treaded stair that runs the full height of the house, and an indoor pool at lower-ground under a vaulted board-formed concrete soffit.

Six bedrooms, a music room, a wine cellar, geothermal heating, and a small flat over the garage for staff.
